Who is allowed to participate in the property raffle?

Any individual person older than 18 years of age can participate in the raffle. Residents of Costa Rica are not allowed to participate.

Can I order several free raffle tickets?

Every participant is entitled to order an unlimited number of raffle tickets. The appropriate ticket fee must be paid for each raffle ticket that is ordered.

When is the draw deadline?

The draw deadline is 3 months after the respective raffle property has been activated. The date of the draw can be extended by a maximum of 3 months for unforeseeable reasons. The date of the draw can also be brought forward if all of the raffle tickets are allocated before the stipulated deadline.

How can I find out when the draw will take place?

All of the registered participants will be informed of the date of the draw by email.

How will I know if I have won?

The winner will be notified immediately after the draw. All of the participants will receive an email announcing the winner.

Will the property that I win be free of all charges and rent?

Yes, every raffle property will be handed over free of all charges or rent.

When can I use the property that I have won?

Every raffle property can be used without any restrictions after it has been handed over. You can live in it yourself, rent it out on a permanent basis or rent it out as a holiday property or even sell it! We can arrange for a local agent to help you with this aspect.

Can I rent out the property that I have won?

Yes, you can rent out the property that you have won. We can arrange for a local agent to help you with this aspect.

Can I sell the property that I have won?

Yes, you can sell the property that you have won immediately after it has been handed over to you. We can arrange for a local agent to help you with this aspect.

Can the property that I have won be looked after if I am not always there to use it?

A local property management company can be contracted to look after the property that you have won if you are not going to live there permanently. We can arrange for a local agent to help you with this aspect.

Will I incur any incidental costs when the property is handed over to me?

There will be no incidental costs whatsoever when the property is handed over to you. All of the costs already incurred, such as notary fees, land transfer tax, stamp duty, entry in the land register and the legal fees for the authorised transfer of the property to the winner will all be borne by house4win.

Will I have to pay annual taxes on the property that I have won?

The respective winner / new owner of the property must pay the annual land and property taxes (IMI) in the future (this is currently approximately 0.38 – 0.45% of the rateable value registered with the Tax Office).

How is the value of the raffle property determined?

The value of the raffle property is based on current reference properties in the region, which are being offered for sale by various real estate agents. 

How will the draw be carried out?

The draw will be made under legal supervision.

How will the notarial transfer of the property that has been won be made to the winner?

The transfer of the property to the winner will be undertaken using an authorised legal representative appointed by hous4win on behalf of the winner.

Does the winner have to be present for the notarial transfer of the property?

No, the transfer of the property to the winner will be made using an authorised legal representative.
